Real Estate Agent in Montgomery County PA
I'm Josh Wernick — a licensed REALTOR at Keller Williams covering every community in Montgomery County, Pennsylvania. Montgomery County is the most complex residential real estate market in the Philadelphia region. School district premiums that swing values by hundreds of thousands of dollars across a single township boundary. Community character premiums that separate a Narberth from a Wynnewood even though they share the same school district. To serve a Montgomery County client well, you need to know the county at the level of the specific street, the specific school assignment, and the specific buyer that each community attracts. That is what I do.

Montgomery County Knowledge That Actually Matters
Most agents who say they cover Montgomery County mean they will take a listing anywhere in the county and figure out the pricing later. That approach costs sellers money and costs buyers opportunities. Montgomery County's value structure requires community-by-community knowledge: the Lower Merion School District premium that applies to every property in the township, the difference in value between a Blue Bell address and a Gwynedd Valley address with the same school district, the specific buyer profile that comes for Fort Washington versus Dresher versus Maple Glen within the same Upper Dublin School District.
I have built detailed market analysis pages for every community in Montgomery County specifically because that level of knowledge is what distinguishes advice that produces results from advice that produces listings that sit. When you work with me you get an agent who knows exactly what your property is worth in the current market for your specific address — not an approximation based on the nearest comparable sale, but a precise analysis of where your property sits in the premium hierarchy of your community and school district.
Selling in Montgomery County
The Montgomery County market in 2026 rewards sellers who price correctly and punishes sellers who guess. In the Lower Merion Township communities — Ardmore, Narberth, Wynnewood, Merion Station, Bala Cynwyd, Gladwyne — the school district premium is real, structural, and durable, and pricing below it leaves money on the table. In the Upper Dublin SD and Wissahickon SD corridors, the pharmaceutical corridor employment premium is as important as the school district premium for positioning. In Cheltenham Township, the Philadelphia proximity premium is what drives buyer motivation. Each of these requires different pricing logic. I apply the right logic to every listing.
Buying in Montgomery County
The most important insight I give every Montgomery County buyer is this: the school district is identical on both sides of the name recognition gap. Blue Bell and Gwynedd Valley are the same Wissahickon School District. Fort Washington and Maple Glen are the same Upper Dublin School District. Overbrook Hills and Gladwyne are the same Lower Merion School District. The buyer who understands this — and who targets the less-prominent community within the district they want — consistently gets more home per dollar. I find those opportunities for every buyer I represent.

Real Estate Agent Montgomery County — FAQ
What parts of Montgomery County do you cover?
Every part. The Main Line communities of Lower Merion Township, the Route 309 corridor through Upper Dublin Township, the Route 202 pharmaceutical corridor through Blue Bell and Gwynedd Valley, the central North Penn SD corridor through Lansdale and North Wales, the Cheltenham Township communities adjacent to Philadelphia, and the Indian Valley corridor through Souderton and Harleysville. From Lower Merion's estate properties to Souderton's Victorian boroughs — every community in the county.
Do you specialize in any particular Montgomery County area?
My deepest knowledge is in the Bucks-Montgomery County corridor where I am based — the communities along the Route 309 spine from the Main Line north through Fort Washington, Horsham, Willow Grove, and the Indian Valley. I have equal depth in the Main Line communities of Lower Merion Township and the Route 202 pharmaceutical corridor. I cover the full county but those are the corridors where I have the most transaction history.
How do you price homes in Montgomery County differently from other agents?
I price to the specific school district premium and community character premium that applies to each individual address — not to the nearest comparable sale alone. A Gwynedd Valley property and a Blue Bell property with identical physical characteristics may price differently because of name recognition dynamics within the Wissahickon School District footprint. A Fort Washington property and a Maple Glen property with identical physical characteristics may price differently because of the lot size and privacy premium in Maple Glen's residential character. That precision produces better outcomes for sellers.
