Relocating to the Main Line Pennsylvania — Schools, Communities, and What It Actually Costs
The Main Line is the most recognized residential address in the Philadelphia region and the least understood from the outside. It is not one community — it is a corridor of distinct towns, three separate school districts, and a price range that spans from $500,000 to $5 million depending on where you land. Choosing the right community on the Main Line is a more consequential decision than most relocators realize before they start.

The Three School Districts — The Most Important Decision on the Main Line
Lower Merion School District — Top 1–5 Pennsylvania
The most powerful school district premium in the Philadelphia suburban market. Serves every community in Lower Merion Township — Ardmore, Narberth, Wynnewood, Merion Station, Bala Cynwyd, Overbrook Hills, Gladwyne, Bryn Mawr, Haverford. Two high schools — Lower Merion HS and Harriton HS. The LMSD premium is structural and durable — it did not erode in 2008, it accelerated in 2020, and it remains the defining value driver of the eastern Main Line. Full LMSD guide →
Tredyffrin-Easttown School District — Top 5 Pennsylvania
One high school — Conestoga — serving the entire western Main Line corridor: Wayne, Devon, Berwyn, Strafford, Daylesford, Paoli, Malvern. The single-high-school structure means no assignment complexity anywhere in the district. Every address in T-E SD goes to Conestoga. This is the most frequently cited feature by families comparing T-E SD to LMSD. Full T-E SD guide →
Radnor Township School District — Top Delaware County
Serves Wayne, Rosemont, St. Davids, Villanova (portions). One of the strongest school districts in Delaware County. Wayne in Radnor Township SD is among the most complete communities on the western Main Line — downtown walkability, Wayne Station on the Paoli/Thorndale SEPTA line, Radnor Township SD. Eastern Main Line — Lower Merion Township
Every community in Lower Merion Township carries the LMSD premium. The question within the eastern Main Line is which community's character and price point match your priorities.
Ardmore — The most accessible entry to LMSD. Dual SEPTA access, Lancaster Avenue walkability, prices meaningfully below Bryn Mawr for the same school district. The discovery community of the eastern Main Line. Ardmore guide →
Narberth — Tight walkable borough with a specific community identity that attracts buyers who know exactly what they want. One of the most distinctive addresses in LMSD. Narberth guide →
Wynnewood and Merion Station — Established residential neighborhoods with strong LMSD assignment and commute access. The mid-range of the eastern corridor by price. Wynnewood guide →
Bryn Mawr — The heart of the eastern Main Line. Bryn Mawr College, Lancaster Avenue commercial life, the stone and stucco architecture that defines the corridor's character. Bryn Mawr guide →
Gladwyne — The most private and most expensive address in Lower Merion Township. Large lots, established estates, no commercial corridor. The upper end of the LMSD market. Gladwyne guide →
Western Main Line — Radnor Township and T-E SD
Wayne — The western Main Line's most commercially complete downtown. Wayne Hotel, independent restaurants, Wayne Station on the Paoli/Thorndale SEPTA line. Radnor Township SD. The community that most out-of-area relocators picture when they say "Main Line." Wayne guide →
Devon and Berwyn — T-E SD corridor communities with Conestoga High School assignment. Devon is the efficient entry to T-E SD — lower prices than Wayne with the same high school. Berwyn has established Main Line character at the mid-point of the corridor. Devon guide → · Berwyn guide →
Paoli and Malvern — The western end of the corridor. T-E SD throughout. Paoli Transportation Center offers Amtrak Keystone service to Center City in 38 minutes — the most underrated transit asset on the entire Main Line. Prices are 15 to 20 percent below comparable Berwyn and Devon addresses. Paoli guide → · Malvern guide →
The Main Line Commute
The Paoli/Thorndale SEPTA Regional Rail line runs the length of the Main Line corridor with stations at Ardmore, Wynnewood, Narberth, Merion, Bryn Mawr, Haverford, Rosemont, Wayne, St. Davids, Berwyn, Daylesford, Paoli, and Malvern. Center City commute times from SEPTA stations range from 20 minutes from Ardmore to 38 minutes from Paoli. This is the best-served suburban rail corridor in the Philadelphia region. For relocators whose primary concern is commute quality, the Main Line is the answer.
What It Actually Costs to Live on the Main Line
The eastern Main Line starts around $550,000 for updated colonials in Ardmore and runs to $5 million and above for the largest Gladwyne estates. The western Main Line T-E SD corridor runs from approximately $550,000 in Paoli and Malvern to $1.5 million and above in Wayne. The LMSD premium is priced into every property in Lower Merion Township — there is no discount for the school district because the school district is the reason buyers are there.

Relocating to the Main Line — FAQ
What is the difference between LMSD and T-E SD on the Main Line?
Lower Merion School District serves the eastern Main Line — Lower Merion Township communities including Ardmore, Narberth, Wynnewood, Bryn Mawr, and Gladwyne. It has two high schools — Lower Merion HS and Harriton HS — and assignment depends on your specific address. Tredyffrin-Easttown School District serves the western Main Line — Devon, Berwyn, Strafford, Paoli, Malvern — with a single high school, Conestoga, serving the entire district. Both are top 5 Pennsylvania. The single-high-school structure of T-E SD is a frequently cited preference for families who want no assignment complexity.
Which Main Line town is most affordable?
Within LMSD: Ardmore is the most accessible entry point, with meaningful price differences versus Bryn Mawr and Wynnewood for the same school district. Within T-E SD: Paoli and Malvern run 15 to 20 percent below Devon and Berwyn for the same Conestoga High School assignment. The Amtrak connection at Paoli is the most underrated asset on the entire western corridor.
Is it better to live on the eastern or western Main Line?
Eastern if you want LMSD, shorter SEPTA commute to Center City, and the Lancaster Avenue commercial corridor. Western if you want T-E SD's single-high-school structure, more house per dollar at the Paoli and Malvern end, and the Amtrak Keystone service option. Both are excellent. The right answer depends on which school district and which commute structure fits your life.
