Best Towns in Bucks County for Families

Doylestown — The most complete small town in Bucks County. Walkable borough, excellent arts and dining scene, Central Bucks School District (consistently top-10 in PA). Borough homes start in the mid-$500s; township colonials and newer builds range $550K–$900K+. Best for: families who want character and community alongside top schools.

Newtown — Council Rock School District, strong community feel, good mix of older borough homes and suburban township development. More accessible pricing than Doylestown for comparable school quality. $500K–$850K range. Best for: families prioritizing schools with slightly more value than Doylestown.

Warrington — Central Bucks SD at the most accessible price point in the district. Newer construction, good infrastructure, family-oriented communities. $450K–$700K. Best for: families who want Central Bucks SD without Doylestown prices.

Jamison — Central Bucks SD, newer developments, strong community identity, slightly more rural feel than Warrington. $480K–$720K. Best for: families wanting Central Bucks with larger lots.

Commute to Philadelphia is longer but the value per dollar is difficult to match. Best for: buyers who can work remotely or don't need to commute daily.

Richboro / Northampton Township (Council Rock SD) — One of the best value propositions in the county. Established community, Council Rock schools (top-tier), good access to Route 1 and I-95. $480K–$700K. Best for: families wanting Council Rock SD with more home for the money than Newtown.

Quakertown (Quakertown Community SD) — Affordable entry point, historic downtown, good highway access to both Philadelphia and the Lehigh Valley. $280K–$430K. Best for: buyers with the most constrained budgets who still want Bucks County quality of life.

Most Distinctive and Charming Towns in Bucks County

New Hope — The most distinctive community in Bucks County. Delaware River setting, arts and restaurant scene, mix of historic and contemporary architecture. New Hope-Solebury SD is excellent. Prices start around $600K and run to $2M+. Not for everyone — but people who love it tend to stay for decades.

Washington Crossing (Pennsbury SD) — Historic, prestigious, beautiful. Revolutionary War heritage, Delaware Canal towpath, executive homes. $650K–$1.2M+. Best for: buyers who want prestige with suburban convenience.

Yardley (Pennsbury SD) — Walkable borough, Delaware River access, charming character without New Hope's price premium. $480K–$750K. Best for: buyers wanting character and community at a more accessible price than New Hope.
